Short rentals, Federturismo “Well the rules, but on the property decide the individual states”

ROMA (ITALPRESS) – “The phenomenon of short rentals must be governed, especially in high-density tourist centers, where uncontrolled growth risks altering the residentiality and identity of the destinations.” So in a note by Federturismo Confindustria, looking favorably at the initiative of the Municipality of Naples, which aims to address the phenomenon with targeted and territorial tools. But it is essential for Federturismo to avoid ideological opposition. “The short rentals are a structural component of the tourist offer, in particular in the very wide areas where hotel coverage is very poor and seasonal. The market for short rentals must operate within a framework of legality, transparency and fair competition. We need more effective controls on the regularity of property, tax and tax obligations and the real nature of the activity.” The association also recalls the role of professional hospitality, emphasizing that hotel companies invest permanently in the territories, create employment, pay taxes and contributions, respect urban constraints, security and accessibility and contribute to the decor and quality of the destinations. When the short lease takes on size and entrepreneurial characteristics, adds Federturismo, they must therefore be guaranteed comparable conditions of competition.

Finally, the association draws attention to the risk that the future European framework on living can go too far in the management of private property. “Italian specificities are profoundly different from those of other European countries: over seven Italian families out of ten live in a property house and the real estate is a fundamental component of the savings of the middle class”. “Europe can set common principles on transparency, data and legality, but decisions on how to use and regulate property must remain in the States and territories. The answer must be more legality, more housing offer and a better distribution of tourist flows, not a uniform and penalizing European discipline of private property”, says Federturismo.
