Phi Hotels grows again, Xenia acquires a four-star hotel in Cuneese

MILAN (ITALPRESS) – Phi Hotels does not stop. Xenia Hôtellerie Solution S.p.A. Società Benefit announces the acquisition of the Hotel La Ruota di Pianfei (Cuneo), four-star hotel immersed in the Cuneese Alps, a few kilometers from the slopes of Prato Nevoso and the French border. With this operation, the Phi Hotels chain reaches 19 structures active in Italy, moving decisively towards the goal of the 25 structures provided by the Industrial Plan 2025-2028. It is the second acquisition in a few months: only in the past few weeks the group had found the resort “Alla Corte delle Terme” in Viterbo, after a series of entrances that marked a semester of intense growth. The completion of the operation is expected by 30 April 2026, with operational effectiveness from 1 September 2026.

The strategy of Phi Hotels focuses with conviction on the Italian province: territories rich in history, nature and culture, able to offer travellers an authentic alternative to the most crowded destinations. Each new structure is not only a commercial acquisition, but a local development presidium, able to activate chains, generate employment and value the excellence of the territory.

The Hotel La Wheel – 65 rooms, restaurant, swimming pool and meeting rooms – fits into this vision: a mixed leisure and corporate structure, with a seasonality that embraces the ski winter and the international flows of French origin. The operation is worth a total of 3 million euros, including the price of the company branch and the rent to buy contract on the real estate component and is financed entirely with own resources, without new lever. The structure has recorded revenues for approximately 1.3 million euros in the last year, with an EBITDA of approximately 130 thousand euros.

The acquisition confirms and accelerates the path outlined by the Industrial Plan 2025-2028, confirmed in the Investor and Industry Forum of 30 January 2026. Xenia is building bricks after brick a real national receptive infrastructure, distributed on the territory, able to intercept diversified demand and to contribute to the seasonalization of Italian tourism.
