ROME (ITALPRESS) – In the first quarter, there were 210,233 notarized purchase and sale agreements and other agreements related to deeds of conveyance for real estate units, according to Istat data. The percentage change calculated on the seasonally adjusted figure is -5.3 percent from the previous quarter, while the year-on-year change calculated on the raw figure is -4.0 percent. In the cyclical comparison, the housing sector is declining throughout the country: in the Northeast -6.8%, in the Center -6.2%, in the Northwest -5.9%, in the South -4.8% and in the Islands -2.3%. The economic sector is decreasing in the South (-5.2%), Islands (-3.7%), Northwest (-2.3%) and Center (-2.0%), while increasing in the Northeast (+1.7%). Of the stipulated agreements, 93.2 percent were for transfers of ownership of residential properties (196,014), 6.4 percent for economic use (13,381), and 0.4 percent for special use and timeshare agreements (838).
Compared to the first quarter of 2023, real estate transactions decreased by 4.6 percent in the housing sector and increased by 4.3 percent in the economic sector. At the territorial level, the housing sector shows year-on-year negative percentage changes in the Northeast -8.6 percent, the Northwest -5.6 percent, the South -3.7 percent, and the Center -3.5 percent, while it shows positive changes in the Islands +5.5 percent.
The economic sector increases in the Northeast (+12.0%), the Islands (+10.0%), and the Center (+5.0%); it remains essentially stable in the South (+0.3%) and the Northwest (+0.1%). In the housing sector, purchases and sales decreased in both small towns (-4.8%) and large towns (-4.3%); in the business sector, however, they grew in small towns (+8.2%) and decreased in large towns (-1.1%).
There are 67,521 notarized agreements for mortgages, loans and other obligations with the establishment of a real estate mortgage.
The percentage change calculated on the seasonally adjusted figure is -6.6% from the previous quarter, while the year-on-year change calculated on the raw figure is -12.0%. On a cyclical basis the entire country is down (Northwest -9.8%, Center -6.1%, Northeast -5.1%, South -4.4% and Islands -2.3%). Similarly, the year-over-year decline is also seen in all geographical breakdowns of the country (Northeast -13.4%, Northwest -12.4%, South -12.3%, Center -11.9%), although it is smaller in the Islands (-4.6%). Similar decrease in small and large centers (-12.1% and -11.8%, respectively).
